FROM CONCEPT TO COMPLETION
We believe the best buildings come from an excellent brief, and close cooperation between the client, advisors, and contractors. With our friendly and open approach, we seek to encourage this communication throughout the duration of the project.
At the heart of the Practice’s organisation is the design team, who take a new project from inception to completion. The team collaborates with engineers, landscape architects, quantity surveyors, energy consultants and other specialists.
Our services are based on the Royal Institute of British Architects (RIBA) Plan of Work. We offer a full range of architectural services; you can choose how much you need from us depending on your project.
RIBA Workstage 0-2 – Research, Brief Development and Sketch Design Proposals
We visit your site and carryout an initial appraisal. We then do desktop research and site analysis. We work with you to develop your brief, both written and visual. We then produce a sketch design and concept floor plans looking at how we can achieve your requirements. We can offer advice on consents that will be required, budget construction costs, programme and advise on additional surveys and investigations.
RIBA Workstage 3 – Developed Design & Planning Permission
We would take your feedback from Stage 0-2 and develop the design 3-dimensionally to include plans, sections and elevations. We would instruct any surveys or investigations. We would then finalise the design and prepare information to support a planning application (drawings, design and access statement). We then submit an application for planning consent and/or listed building consent/ Certificate of Lawful Development.
RIBA Workstage 4 – Technical Design & Building Control Submission
We review and discharge any pre-commencement planning conditions. Then work with you to select finishes, internal fixtures and fittings. We prepare technical drawings and details, coordinate information from other consultants (eg Structural Engineer) ready to submit for a Building Regulations Application.
RIBA Workstage 5a – Tender
We can collate the tender information, advise on potential contractors for your project and facilitate a negotiated or competitive tender process. We can also advise on appropriate form of Building Contract.
RIBA Workstage 5b – Construction
During this Workstage we can act as Contract Administrator to a JCT or RIBA Building Contract. We would issue instructions for variations, carryout site inspections, chair progress meetings, consider claims and revisions of time, evaluate payments and issue interim and practical completion certificates.
RIBA Workstage 6 – Handover and Close Out
In this final stage we would carry out a visual inspection and liaise with you and the Contractor in relation to making good of defects, agree the final account and issue the final certificate.
